Bookings

Bookings are all subject to availability. If for any reason beyond the owners control, the cottage is not available on the date booked or is unsuitable for letting, all rent and charges paid in advance will be refunded in full. The Customer  will have no further claim against the owners. Number of guests both adult and children will be required at time of booking.

Pets

Pets are permitted at rates of £30 per week and the owners must be made aware of any pets at time of booking. Pets must never be left unaccompanied at any time, as damage may be caused and pets can become distressed when left in unfamiliar surroundings. Pets are not permitted on the furniture. They should be kept under control at all times. Guests will agree to the Doggie Conditions on booking. Call out fees, due to pet noise disturbance, will be deducted from the security deposit.

Payment

A deposit of 30% of the total rental payment is required at time of booking, with the balance payable 6 weeks prior to arrival. If the booking is made later than this then the total balance is required at time of booking. Payment to be made by bank transfer. Any charges in handling any foreign payments will be incurred by the applicant.  

Booking Cancellation

If you have to cancel your holiday please contact the owner at the earliest opportunity. We strongly advise that customers take out their own travel insurance upon booking in case an avoidable cancellation needs to take place,

Once the deposit has been paid/balance paid/within 6 weeks of arrival, no refunds will be paid. This extends to Covid related cancellations.

The Property

You may arrive at the cottage after 4pm on your day of arrival, and must vacate by 10am on your day of departure, unless other prior agreement is made with the owner. Whilst staying at the cottage please ensure that it is kept clean and tidy and we ask that it is left in the same condition that you found it.

The cottage will be clean and ready for your arrival and you will be supplied with sufficient linen, T towels and bath towels for your stay.

If you require the travel cot and/or high chair to be available, please let us know at time of your booking. Please note that cot linen is not supplied.

Please notify the owner of any losses, damage or breakages at the earliest opportunity in order that replacements may be purchased for incoming guests. Any losses or damage caused by any member of the party will be the responsibility of the lead guest. The cottage is not to be used for any commercial purposes, and nothing should be removed from the cottage.

The security deposit will be refunded to the lead guest within 14 days of the departure date. Please send us your bank details of the account you wish to be refunded, when you arrive home. Money will be deducted for any missing items, damage or unexpected laundry that needs to take place, or call outs of our housekeeper. This will be at a rate of £15 per hour.

You may not let anyone stay at the cottage that has not been included in the original booking, without notifying the owner and prior agreement made, pets included. We are very flexible, and adding a name to your booking is never a problem, so long as we aware prior to arrival. However, should the owner become aware of guests/pets staying, of whom we are not aware, then the booking may be cancelled at the owner’s discretion, or additional rental charged/deducted from the security deposit.  

Smoking is not permitted within the cottage. If you wish to smoke in the courtyard, please ensure that all cigarette ends are removed safely

Access and Parking

You will be supplied with contact details for the local housekeeper prior to your arrival to arrange access. Car Parking is plentiful and available in the village square and in the lane outside of the cottage, subject to availability. There is no private parking within the grounds of the Orions Cottage. There is a private courtyard garden at the side and rear of the cottage for the private use of guests. Neighbours do have access to their properties via this garden. 

Under no circumstances must the electricity supply from the cottage be used to charge an electric vehicle. Should the owners be made aware that this has happened, on any occasion, the security deposit will be withheld in full upon departure.

TV and Mobile Phone

Due to the location of Orions Cottage, mobile phone reception is sporadic and reception is generally better upstairs. There is wifi in Orions Cottage, but the connection is not guaranteed, and compensation will not be paid would for any reason, should the wifi fail./

Complaints

Should you feel the need to complain during your stay, or find that something does not work, please contact the housekeeper on the number supplied straight away, in order that steps can be made to take any necessary action. If any appliance is found to be broken or faulty once a guest has departed, the security deposit maybe forfeited.

Compensation or refunds will not be made, post stay.
